In an effort to boost property value and attract more buyers, developers in India are increasingly installing electric vehicle (EV)chargers in parking slots of new developments. This move comes as the country experiences a surge in EV sales, driven by government incentives and environmental concerns.

Currently, the total number of vehicle sales in India is very low compared with the growth rate in the EV section. Canalys research indicates that in the first half of the year, EV sales increased by 137%, reaching forty-eight thousand. The country is also projected to further grow with a target set to have one-third of all motor car sales be electric-powered by 2030. Nevertheless, India’s public charging infrastructure is struggling to keep up with the fast-growing EV sales. Currently, there are only 435 EVs for every public charging station nationwide. This compares to 26 EVs per charger in the United States.

It is left at this in order to handle the deficit and developers do it themselves. They are installing EV chargers in their properties, hoping to make them more attractive to potential buyers. This is similar to how developers used to install swimming pools and other amenities to attract buyers.

The Indian government is also encouraging the installation of EV charging infrastructure. Each state has its own guidelines. For example, Delhi requires 20% of parking spots to be reserved for EVs, while Uttar Pradesh mandates all new housing complexes above 5,000 square meters to have at least one EV charging unit.

The trend of installing EV chargers in new developments is likely to continue as EV sales in India continue to grow. This might reduce the scarcity of public charging facilities and enhance the affordability of EV ownership.
